ABOUT PHASE 3, DHA ISLAMABAD

DHA Phase 3,  Islamabad was opened in 2016 and is an emerging housing company in Islamabad.

The community has two entrances,

one from Rawat on Main GT Road and the other one is from DHA,

Phase 2, on GT Road near Giga Mall.

From essential to luxurious,

DHA offers residents of its various societies in almost every major city in Pakistan the best of amenities,

including water, electricity, sewer systems, waste disposal systems, professional infrastructure and a network of wide streets.

The value of the properties in DHA, Phase 3, was quite cheap when it first launched in 2016.

However, following the acquisition of the Garden City project by Bahria Town, Islamabad,

the value of the place skyrocketed. Phase 3’s updated master plan,

DHA, includes Bahria Garden City, formerly known as Serene City, and all of Phase 3’s older blocks.

Most of the areas in Bahria Garden City, Zones 5 through 9, are fully developed, adding to the value of DHA Phase 3.

Investing in phase 3 seems like a practical option for people looking to invest in properties that promise higher returns.

DEVELOPMENT HISTORY

DHA Islamabad acquired a private company named as New Pindi in Rawat on Main GT Road somewhere in the 1980s.

The society had a proper map and 5 sectors from A to E.

The same company was later renamed DHA, Phase 3, and the entrance from Main GT Road was the first to be developed.

The above sectors were buyers and investors’ favorites until DHA management recently started developing DHA’s second entrance,

Phase 3, from DHA, Phase 2, on GT Road.

With the dynamism of construction activity,

the buying and selling of land in the region also increased.

Activities were further stepped up when DHA, Islamabad, acquired Bahria Garden City, Zones 5 through 9.

DHA, phase 3, still needs to be appropriately marked in Google Maps,

as the area is still under Rawalpindi on the paper.

As soon as DHA officially starts the project, the property will be clearly marked on Google Maps and also included in Islamabad.

PLANNING AND DEVELOPMENT

In phase 3, heavy modern equipment is used to transform the barren country into a fully developed city.

DHAI is expects to  develop the primary sectors of DHA, Phase 3, within 20 to 24 months.

In addition, the acquired area of Bahria Garden City, zones 5 through 9, is already fairly developed.

Regardless of the development status,

an investment in DHA is always a sensible option for an investor.

The sale price value of real estate in DHA has a steady trend to mature significantly over time.

PUBLIC TRANSPORT NEAR PHASE 3, DHA ISLAMABAD

No bus stop is within walking distance of DHA, Phase 3.

However, potential residents can carpool with people living in the community or use popular carpooling options to reach the bus stops.

Cyclists can also cycle to the bus stops.

Some bus stops nearby are the Kahuta Humak Road Junction bus stop on G.T. Street, almost 16 minutes’ drive,

Ghee Mill Bus Stop and Humak Road Bus Stop and KakPul Bus Stop on Kahuta Road, up to a 25-minute drive, and Burji Bus Stop in Model Town Humak, a 22-minute drive.

MARKETS NEAR PHASE 3, DHA ISLAMABAD

DHA, phase 3, will have specific trade sectors for commercial activities.

In the meantime, residents can visit the nearby markets and shop for everything from groceries to electronics.

The Hyperstar in Giga Mall, Phase 2 is nearly 22 minutes away, Sector F Market in Phase 2 is almost 24 minutes away, and the Quba Market in Model Town, Humak is approximately 25 minutes away.

 

MOSQUES  IN AND NEAR PHASE 3, DHA ISLAMABAD

State-of-the-art mosques were built in DHA, Phase 3, Islamabad.

People can easily visit and pray at Serene City Mosque and Masjid-e-Ibrahimi in Garden City.

Both mosques are clean and have running water for wudu purposes.

Locals in the area can also pray in mosques in the Bahria Safari Valley and DHA Phase 2.

In this area, schools with high quality education will be developed in the future.

However, public schools near DHA Phase 3 include:

• The Westminister School, Sector C, Bahria Homes
• The city school on G.T. Street
• The Science School on G.T. Street, Rawat, DHA, Phase 2
• The Army Public School in Sector F, DHA, Phase 2

The schools can be reached within 12 to 20 minutes by car.

Prominent colleges and universities are also located near DHA, Phase 3.

Concordia College on G.T. Road, DHA, Phase 2, is nearly a 12-minute drive; The Superior College on Grand Trunk Road in Bahria City, Gate 1, is approximately 15 minutes’ drive away.

Bahria College at Block A, Naval Anchorage, is approximately 33 minutes away.

The Federal Science & Commerce College on Bostan Khan Road, Chaklala Scheme 3, Rawalpindi is nearly 35 minutes’ drive away.

BANKS NEAR PHASE 3, DHA ISLAMABAD

Notable banks near DHA Phase 3 include Summit Bank in Phase 7, Rawalpindi, Soneri Bank in Sector A, DHA, Phase 2, MCB Bank in Ali Block, Bahria Safari Valley, First Women Bank Limited in Saddar, Rawalpindi Cantt and HSCB on Bank Road, Saddar, Rawalpindi. The banks are within a drive of around 11 to 32 minutes.

POWER FUSE

Similar to all other phases, the Islamabad Electric Supply Company is responsible for the power supply of DHA, phase 3. Residents are also allowed to install personal power generators and UPS systems in the housing association.

CLINICS AND HOSPITALS NEAR PHASE 3, DHA ISLAMABAD

Phase 3 residents, DHA Islamabad, can visit several nearby medical facilities including Maryam Memorial Hospital and Reliance Hospital in Phase 4, Bahria City, Ripah International Hospital in Sector K, DHA Phase 2 across from Gate 7 and the Shaafi International Hospital on Main PWD Double Street, Medical City, Begum Akhtar Rukhsana Memorial Welfare Hospital on Abu-Bakar Avenue, Phase 8, Trade Block Safari Valley, Bahria City, Rawalpindi and Attock Hospital on Morgah Road, Morgah, Rawalpindi.

All bakeries are within a 16 to 33 minute drive.

The well-developed roads throughout DHA Islamabad provide cyclists with some of the best cycling routes. In phase 3 there should also be parks in society.

SPORTS FACILITIES AND FITNESS CENTERS NEAR PHASE 3, DHA ISLAMABAD

Raja’s Martial Arts and Fitness Studio in Phase 4, Block D, Bahria Town Civic Center; You Fitness Ladies Gym & Spa in Sector F, DHA, Phase 1; Souvenir House of Fitness Gym and Elite Fitness Dojo in Chaklala Scheme 3, Rawalpindi. All fitness centers and gyms are 11 to 35 minutes’ drive from DHA, Phase 3.

Those who enjoy playing outdoor games can take advantage of the JFC Sports Complex in DHA Phase 1. It takes almost 23 minutes to approach the complex by road.

PARKS NEAR PHASE 3, DHA ISLAMABAD

Particular attention has been paid to plants and trees in DHA, phase 3 to promote a healthy environment. Parks are also to be created in this phase. Plus, people who live in the housing association can always visit parks nearby. Eye View Park in Phase 7, Bahria Town Intellectual Village, is a 15 minute drive and Central Park in Sector E, DHA, Phase 2 is almost 19 minutes away.
